When a building has a problem, the question is rarely whether to act. It is what to act on, how far to go, and how to know afterwards that it worked. Indoor Sciences answers those three questions with measurement.

What we do

Investigation.
We find the cause. Moisture, ventilation, condensation, contamination of air or surfaces: the investigation establishes what is happening and why, with measurements that can be repeated.
Specification.
We define the work. Where remediation or correction is needed, we set out what is to be done, where, and to what criterion. This is the brief a contractor prices against, and the standard the result is judged by.
Verification.
We confirm the result. After the work, we measure again, against the criteria set before it began; the contractor does not take the measurements. The criteria are the same whether the contractor is Saniservice or anyone else, and where Saniservice did the work, the report says so.
Programs.
For portfolios and for certifications, we run periodic measurement to an agreed schedule, so a building's condition is a record rather than a recollection.

Standards we work to

Indoor Sciences is not a certifying body and does not act as a WELL assessor. It produces measured evidence that can support a certification submission.

Reference work

Reference work includes a moisture management assessment to WELL v2 criteria for a large occupied office building in the UAE. Client names are not published.

The laboratory

The Saniservice Department of Microbiology is a working laboratory, not a certifying body. It is run in-house by our microbiologists to recognized methods and documented protocols, and is used to diagnose, to guide the work and to verify results in context. It is not accredited to ISO 17025. Where a result must carry formal or legal certification, an EIAC-accredited (ISO/IEC 17025) partner laboratory is used, and the report says so.

Hospitality and premium development

The general manager accountable for three hundred guest rooms, the developer handing over homes with their name on the door. The stake is the guest, the reputation and the asset, and the standard is the one the brand promises. The practice is currently retained by five-star hospitality in Dubai on a humidity investigation.

Facility management and institutions

Towers, campuses, schools and healthcare

The facility manager responsible for a thousand people under one roof, the institution accountable for every resident, student or patient in its care. Nobody would notice if less were done. They retain the practice because they would. The people who trust us most are often those who could get away with less, and choose not to.

Same question, same discipline, same practice. The building changes; the standard does not.

What you receive

  • A report that states what was measured, where, when, with which instrument, and against which criterion.
  • The name of the scientist responsible for reviewing it.
  • Laboratory results with the method stated, and the laboratory tier identified.
  • Where work is specified: the scope, the criteria and the verification plan, in a form a contractor can price.
  • Calibration and verification records for the instruments used, on request.

A report records the facts found and the recommendations that follow from them. It is never adapted to suit a purpose. It is commissioned by you and belongs to you, and what you do with it is your business.
